Dormer Loft Conversion Whitley Bay
Case Study · Whitley Bay

A Bigger Home, Built to Last

A full transformation of a classic Whitley Bay property — a dormer loft conversion adding two bedrooms, a bathroom and a home office, paired with a complete slate roof replacement.

Type: Dormer & Roof
Location: Whitley Bay
Scope: Full Transformation

Two Projects, One Home

This Whitley Bay project brought together two substantial pieces of work under a single programme — a full dormer loft conversion to unlock the upstairs, and a complete roof replacement to future-proof the whole property. Tackling both together meant we could coordinate scaffolding, waterproofing and structural work into one clean sequence rather than two separate disruptions.

The loft was transformed into three usable rooms: two bright bedrooms with large dormer windows, a fully fitted modern bathroom, and a dedicated home office for remote working. Downstairs, the character of the original home was preserved — upstairs, it was completely reimagined.

The new roof was finished in slate tiles chosen to complement the home's traditional style, with upgraded insulation and weatherproofing beneath. The result is a property that looks the part from the street and performs properly against the North East weather for decades to come.

The Two Packages

Two Light-Filled Bedrooms

Generous dormer windows pull in maximum natural light, making the upstairs feel warm and inviting rather than cramped. Careful positioning lets each bedroom breathe without compromising privacy.

Modern Fitted Bathroom

A fully fitted contemporary bathroom adds genuine functionality to the new upstairs — no more single-bathroom bottlenecks. Clean lines, quality fixtures, proper ventilation.

Dedicated Home Office

A quiet, purpose-built workspace with proper power and data provision. Ideal for remote working, study or creative work — a room that earns its keep every day.

Building-Reg Compliant

Every stage signed off by building control. Structural calculations, fire safety, insulation values and escape provision all handled properly — no compromises.

New Slate Tiles

Slate tiles chosen to complement the home's traditional character — so the new roof reads as part of the original property, not a visible retrofit.

Upgraded Insulation

Modern insulation layers added beneath the new roof structure. Warmer in winter, cooler in summer, lower bills year-round.

Proper Weatherproofing

Breathable membranes, new flashings, and upgraded drainage detailing throughout. Built to handle North East weather without drama.

Long-Term Structure

A solid, long-lasting roof structure that future-proofs the property for decades. One job, done once, done properly.

Dormer & Roof Together

Coordinating both works into a single programme saved time, reduced disruption, and meant no duplicated scaffolding or access costs.

Natural Light

Large dormer windows turn what was dead loft space into bright, inviting rooms — the upstairs now feels like the best part of the house.

Value Added

More usable space, better energy performance and a fresh exterior — every one of those lifts market value alongside day-to-day comfort.
