We deliver building, renovation and extension services across the North-East — kitchens, bathrooms, lofts, extensions, new builds, structural repairs and property refurbishments.

We work across Newcastle, Gateshead, Northumberland, Durham, Sunderland, South Tyneside, North Tyneside and surrounding towns in the North-East of England.
How do I request a quote?
Email project details and photos to info@grayssignaturebuilds.co.uk. We’ll arrange a free site visit where appropriate and provide a written quote.
Do you provide free site surveys?
Yes — for most domestic works and projects requiring inspection we offer a free, no-obligation survey and written estimate.
How long does a quote take?
After a survey we usually issue a written quote within 5–10 working days. Complex projects may take longer; we’ll confirm timescales during the survey.
What are your payment terms?
Typical terms: deposit on acceptance, staged payments at milestones and a final retention payment on completion. Exact terms are specified on each contract or quote.
Do you offer written contracts?
Yes — every project is covered by a written contract or formal proposal setting out scope, price, payment schedule, timelines and responsibilities.
Are you insured and registered?
Yes — we hold public liability insurance and employers' liability where required. Insurance certificates and qualifications are available on request.
Do you provide warranties or guarantees?
We provide workmanship guarantees for our trades. Manufacturer warranties apply to supplied materials and appliances — both are explained in your contract.
Do you handle planning permission and building control?
We can advise on planning and building control, liaise with architects or submit applications where required. Requirements are confirmed during the site survey.
How long will my project take?
Timescales vary by scope. Quotes include an estimated start date and phased timeline. Unforeseen factors (weather, materials) can affect delivery and will be communicated promptly.
Can you work with my architect or structural engineer?
Yes — we regularly build from third-party drawings and coordinate with architects, structural engineers and designers to deliver the build as specified.
Do you use subcontractors?
We use vetted subcontractors for specialist trades. We manage and take responsibility for work quality and act as your single point of contact throughout the project.
What happens if I change my mind mid-project?
Changes are managed with written variation orders documenting scope, costs and timeline impacts. We won’t proceed with additional work without your written approval.
How do you manage disruptions on site?
We provide a site programme, protect adjacent areas, maintain tidy workspaces and agree sensible working hours. We’ll discuss access, storage and parking before starting.
Do you dispose of waste and rubbish?
Yes — standard site waste removal is included unless stated otherwise. Large projects will include a waste management plan and costs in the quote.
Will my neighbours be notified?
For noisy works, scaffolding or road access we advise and can help notify neighbours. We comply with local council rules on working hours and necessary notices.
What health & safety measures do you use?
We follow UK health & safety regulations, carry out risk assessments, provide PPE and can supply method statements and RAMS for larger or high-risk works.
How do you handle defects after completion?
Report defects to info@grayssignaturebuilds.co.uk. We operate a defects policy and will schedule inspection and rectification within the agreed warranty period.
Can you help with design and material selection?
Yes — we provide practical design guidance, sample sourcing and can recommend local suppliers and showrooms. For full design services we partner with local designers.
Are your prices VAT inclusive?
Quotes clearly state whether prices include VAT. If VAT applies it will be shown separately on the invoice.
How do I make a complaint?
