Kitchen extensions
Most of the kitchens we build come with more room. In Shiremoor a rear kitchen extension went in under a run of roof lanterns, with a dark gloss kitchen and island sitting right under the daylight, the old garage turned into a home gym and the garden reworked to match. In Cramlington a brick kitchen extension with bifold doors opens straight onto a new patio and garden built as part of the same job. The detail that makes these rooms work is the light and the link to the garden, and both are designed in from the start.
Knock-throughs and conversions
Not every bigger kitchen needs an extension. Taking out the wall between a kitchen and a dining room, or a kitchen and a living room, can transform how a house works for a fraction of the cost. In Washington a garage became the new kitchen. In South Shields the kitchen was refurbished alongside a ground-floor bedroom extension and an accessible adaptation.
Wherever a structural wall comes out, the steel is sized by an engineer and signed off by Building Control. Electrics, plumbing and ventilation go in while the walls are open, so the finished kitchen has sockets, lighting and extraction where you actually need them.

Can you knock through a wall to make an open-plan kitchen?
Usually, yes. If the wall is load-bearing it needs a steel beam sized by a structural engineer, with the calculations approved by Building Control before the wall comes out. We arrange the calculations, prop the structure safely during the work and get it signed off.
Do you do the building work and fit the kitchen?
Yes. Strip-out, structural work, first fix plumbing and electrics, plastering, flooring and the kitchen fit itself, all run by one team on one programme. You are not left co-ordinating a builder, an electrician and a kitchen fitter who all blame each other.
How do you stop a kitchen extension going dark in the middle?
Light from above. A deep extension can lose daylight towards the old back wall, so we use roof lanterns or rooflights over the island or dining table. On our Shiremoor kitchen extension a run of roof lanterns keeps the room bright right back to the original wall line.
Can a garage be turned into a kitchen?
Yes. In Washington we converted a garage into a kitchen, insulated and finished to the same standard as the rest of the house, with a new porch and full render outside. It can be a good way to gain a bigger kitchen without building out into the garden.
Do I need planning permission for a new kitchen?
Not for a kitchen renovation inside the existing house. Knocking through a load-bearing wall needs Building Regulations approval, and a kitchen extension may need planning depending on its size and position.
